Foster Russo & Co is dedicated to helping you make informed decisions when buying a home by providing comprehensive Home Loan options. Our expertise extends across Greater Sydney, the Blue Mountains, Southern Highlands, and throughout New South Wales. Whether you are a first-time buyer or looking to upgrade, we offer personalised guidance to suit your financial situation.
Accessing Home Loan options from banks and lenders across Australia is crucial for finding the right fit. A key factor is understanding the difference between fixed interest rate and variable interest rate loans. Fixed interest rate home loans provide stability in your monthly repayments, making budgeting easier. In contrast, variable home loan rates can fluctuate with market trends but may offer more flexibility. We help you weigh the pros and cons of each to determine which aligns best with your financial goals.
Your credit history plays a significant role in the Home Loan application process. A strong credit history can lead to interest rate discounts and better terms. We assist you in reviewing your credit report and suggest ways to enhance your score if needed. Additionally, understanding the loan to value ratio (LVR) is essential. LVR is the percentage of the property value you can borrow compared to your deposit. Keeping a lower LVR can help avoid lenders mortgage insurance (LMI), saving you money in the long term.
When applying for a home loan, it is important to have a clear understanding of your borrowing capacity. This involves analysing your income, expenses, and any existing debts. We guide you through calculating home loan repayments and considering factors like stamp duty and bank statements. Getting pre-approved for a Home Loan strengthens your position in the property market, providing a clearer picture of what you can afford.
Our streamlined application process ensures that applying for a home loan is as straightforward as possible. From gathering necessary documents to submitting your Home Loan application, we are with you every step of the way. Understanding Home Loan Rates is crucial, and we provide insights into current trends to help you make an informed choice. An offset account can further enhance your borrowing strategy by reducing the interest payable on your home loan.
Foster Russo & Co is committed to helping you find the right Home Loan options tailored to your needs. By understanding key factors such as interest rates, LVR, and borrowing capacity, you are better equipped to make informed decisions when buying a home. Get in touch with us today to explore how we can assist in getting your Home Loan pre-approval and set you on the path to homeownership.
1. Understanding Your Needs
Your mortgage journey begins with a detailed consultation with your Finance & Mortgage Broker. Your broker will listen to your property goals, whether you’re buying a home, investing in real estate, or seeking a commercial loan. They will assess your financial situation, considering factors like income, savings, liabilities, and credit history, to provide tailored advice on loan options available to you.
2. Financial Positioning
Your broker will request relevant documentation such as bank statements, recent tax returns, and evidence of assets and liabilities to determine your borrowing capacity. They will calculate how much you can afford to borrow, considering important factors like LVR, potential LMI, and interest rates. Your broker will also advise you on how to improve your financial standing if necessary, ensuring you are in the best position to apply for a loan.
3. Comparing Loan Options
Once your financial situation is fully assessed, your broker will begin comparing loan products from a range of lenders across Australia. They will help you weigh the benefits of fixed interest rate loans versus variable interest rate loans, as well as exploring options for offset accounts and interest rate discounts. They will also explain important terms like loan features, fees, and other considerations like the potential for future rate changes or LVR adjustments.
4. Approval Process
Pre-approval is a crucial step in the property buying process. With pre-approval, you’ll have a clear idea of the loan amount you can borrow, which strengthens your position in the local property market. Your broker will help you gather the necessary documents ensuring the process is as quick and straightforward as possible. Your broker will help you complete the loan application. They will guide you through submitting all necessary paperwork to the lender, including documents like bank statements, proof of income, and details of existing liabilities. Your broker will communicate directly with the lender to ensure the application is processed quickly, ensuring no delays in getting you the loan you need.
6. Loan Approval & Settlement
After your loan is approved, your broker will review the final loan offer with you and help arrange any necessary insurance, such as mortgage protection insurance. They will also work with you to ensure you understand the terms of the loan and guide you through the settlement process. Your broker will remain available to help you navigate any final hurdles before you complete the purchase of your property.
7. Finalising Ownership
The final step is settlement, when your loan is officially advanced, and you take ownership of the property. Once your loan is settled, your Finance & Mortgage Broker remains available for ongoing support. This may include advising on managing your loan repayments, exploring the possibility of refinancing, or helping you tap into your home equity for future property purchases. Your broker’s role doesn’t end at settlement—they’ll be there to guide you through the entirety of your property ownership journey.

As I was approaching my eightieth birthday, I wanted to downsize from my two-bedroom apartment that was up three flights of stairs into a one-bedroom apartment that was serviced with an elevator. To make this move I needed to sell my existing apartment to buy my new place, the downside being that to achieve this outcome it seemed that I would need to move twice, once to a rental on a short lease while I sold and then found what I was looking for. I heard an advert on the radio that seemed to allow me to actually look for, and buy, a new property and that gave me time to then sell my old place. The product was called Bridgit. Knowing little about finance and my eligibility for such a loan arrangement I contacted an old friend who had been my broker for several years. Much to my surprise Robyn, in her brokerage, Foster Russo & Co, was able to not only to tell me all about Bridgit, but her brokerage firm was also an agent for Bridgit. Following Robyn’s advice, I applied for a loan that would allow me to buy a new property, cover all the incidentals such as stamp duty and legals and have to make no payments for six months after receiving the loan, giving me ample time to prepare my old property for sale without being rushed. The team from Foster Russo & Co were incredible making the completion of the necessary paperwork a dream, rapidly getting approval and within two weeks I had found a new property, and moved in a few weeks later. I cannot speak highly enough about Robyn and her highly competent team at Foster Russo & Co and without any hesitation I would sincerely recommend that before any commitment is made about finance you should contact Robyn and her team to ensure that you are getting the best finance package possible.

I can’t recommend Cath and her team highly enough. Refinancing my home into my own name after a separation was an emotional and stressful process, but they were compassionate, patient, informative, and incredibly understanding from start to finish. They took the time to explain everything clearly, answered every question, and supported me through each step with genuine care and professionalism. Nothing ever felt rushed or overwhelming, and I always felt reassured that I was in safe hands. I am so grateful for their guidance and kindness during such a challenging time in my life. Thank you, Cath and team, for going above and beyond, it truly meant more than you know.
